Environmental Site Assessments
Environmental Site Assessments are generally performed either at the request of a lending institution or a state regulatory or environmental enforcement agency. Environmental Site Assessments and related investigations may include:
- Subsurface exploration program, groundwater monitoring prior to well installation
- Site geophysical instrumentation investigations
- Chemical analysis of soil, groundwater, asbestos, and other samples
- Hydrogeologic investigations
- Groundwater modeling
- Soil gas investigations
- Hazardous material risk assessments for asbestos, lead, radon, etc.
- Air quality surveys
Spectra Property Services offers Environmental Site Assessments (ESA) on three levels:
PHASE I - This level of assessment includes an in-depth, onsite inspection of your property and a thorough research of existing records. This phase typically does not include testing unless records on the property indicate the possibility of asbestos, lead, or other hazardous materials. We will offer our recommendations in our report, but it is your decision whether to test or not.
PHASE 2 - If Spectra Property Services determines in its Phase 1 ESA that the presence of hazardous materials is possible, we will advise you to move forward with a Phase 2 ESA. This phase includes comprehensive testing for all potential contaminants by an accredited laboratory and subsurface sampling by geological engineers. The State of Texas requires that a laboratory with a DER-approved quality assurance plan perform soil and water tests for volatile and semi-volatile organic compounds, RCRA metals, total petroleum hydrocarbons, PCB's, pesticides, herbicides, oil and grease, or other contaminants. We take our bulk samples and air samples only to those laboratories accredited by the National Institute of Standards and Technology (NIST) under the National Voluntary Laboratory Accreditation Program (NVLAP) and the American Industrial Hygiene Association (AIHA). Spectra Property Services follows Texas DER, EPA and NIOSH protocols when collecting samples, transporting and storing them, and analyzing them. Our inspection report will give you the results of our testing and our recommendations for further action, if needed.
PHASE 3 - If contamination above the acceptable levels is found on your property, Spectra Property Services will work with you to design a strategy to effectively reduce the risk and meet all safety standards.
